Receive Maximum Exposure for Your Home
When you’re talking about selling your home, you’re looking to sell quickly and for top market price. This means you need to focus on keeping your home in showing condition and making your home available when buyers are looking, but keep expenses down in the meantime.
Find a balance of these key home selling steps with my outstanding marketing program!
Attract Buyers Where They Are
Pricing and appearance are the main items you can control. Marketing your home is my main focus, and I look where 90% of the buyers are: online. Buyers search the Internet for home listings that grab their interest. They make decisions in two or three seconds, so information, photos, and videos of your property are important.
More Than the Usual Stuff
While most agents do a good job with basic marketing services, the usual stuff just doesn’t catch the attention of today’s buyer until much later in the house buying process.
I will do the basic stuff - working with you on the proper pricing, staging your home to sell, conducting agent open houses, and doing personal promotion and service - and go a step further.
My Typical Marketing Plan
Everything that I post online will be done right. There will be professional photos, engaging descriptions, and accurate details of your house to engage as many people as possible. My plan of action includes services that will:
- Inform agents and clients. I will call several agents in your neighborhood who have participated in recent sales to keep them informed, and I will send out mass emails with full-color flyers to agents, clients, and other contacts. I will also assign a mobile text code to your home to provide any drive-by buyers with your property information.
- Broadcast your website. Your home will have a Sharp Property website using your street address as the domain name. I will then send that website to over 70 major property search portals like Trulia, Zillow, Cyberhomes, and more. To attract Google searches in your area and neighborhood, I will periodically update the blog on your home’s website.
- Use social media. In addition to uploading a video of your home to YouTube, I will post your listing to Twitter, Facebook, and LinkedIn.
- Attract leads. I will post your house’s information to my own blog and website, HomeSearchJacksonvilleNC.com, and I will put up an ad on Craigslist.
With my web-heavy marketing plan, I am busy making sure your property is exposed and presented to as many buyers as possible. Over 90% of buyers are making their initial search online to gather information about properties available. I want them to definitely know about yours!
